With a history dating back to the 16th century, The Manor House, with 19th century additions, is a charming Jacobean property situated on the edge of this picturesque Warwickshire village, with views over the church.
In need of considerable repair and refurbishment, the property, of brick construction under a pitched tiled roof, occupies an extensive plot of just less than four acres with a range of traditional outbuildings, with potential to convert into further self-contained accommodation (subject to planning and listed buildings consent).
Although The Manor House requires extensive work, it is resplendent in period features including feature fireplaces, picture rails, original wood floors, window shutters, domed ceilings, ceiling beams throughout, and provides a great platform on which to modernise.
The versatility of the ground floor accommodation offers the new owners the opportunity to dictate the layout of the living spaces.
Currently the property is laid out to offer the scope for self-contained accommodation at the back of the property comprising a kitchen, sitting room and a game larder. Stairs from the rear hall then give access to three bedrooms and a bathroom.
Further accommodation on the ground floor comprises a drawing room, a Victorian conservatory, sitting room, dining room, study, kitchen/breakfast room, utility room, larder, butler's pantry, boiler room and cloakroom.
With access from the inner hallway, stairs lead to a full height cellar directly below the current drawing room.
Further first floor accommodation comprises the master bedroom, with domed ceiling, and fabulous views of the church, with potential to create a master suite with dressing room and en-suite (subject to the usual consents), five further bedrooms, a dressing room, a family bathroom and a box room.
Externally the gardens are well-stocked with a wide variety of shrubs and plants, box hedges, pond, terraces, sunken gardens and a former grass tennis court.
An extensive range of outbuildings include loose boxes and stores, garage and workshop, range of potting sheds and a greenhouse and an old coach house, which subject to planning consents, would provide excellent secondary accommodation or as a rental opportunity.
