The property is located above the picturesque and popular Coln valley about 1 mile from the extremely attractive and unspoilt Cotswold village of Winson. Communications from the property are excellent. The M40 and M5 are easily accessible via the A40 at Oxford and Cheltenham and the A419 at Cirencester provides quick access onto the M4. Therefore London, Heathrow International Airport and the national motorway network are within easy reach. Kemble, Charlbury and Swindon stations provide regular train services into London Paddington with journey times from 78, 76 minutes and 56 minutes respectively. Close to hand is the market town of Cirencester which provides first class shops and services (Waitrose and Tesco) as well as a leisure centre and hospital. The smaller market town of Northleach also has a good selection of shops for every day needs and the popular Wheatsheaf Inn, there is an award winning farm shop at Chedworth and down river is Bibury, once described by William Morris as "The most beautiful village in the Cotswolds". More extensive shopping and cultural amenities can be found in Cheltenham, Oxford and Bath.

A lovely wide staircase leads up from the hall to the first floor landing that is showered with light from a glass light well in the ceiling. The landing immediately leads to the two main bedrooms, both having ensuite bathrooms. The first floor has a further double bedroom and family bathroom and a staircase to the second floor, this comprises another bedroom with a large play room/sitting room.
Attached at one corner of the house is a single storey outbuilding that has planning consent to be linked to the main dwelling to create a swimming pool. Please ask for further details. Across the driveway from the house is the recently constructed cottage/studio that gives fantastic extra space for a number of uses, either as further accommodation, a studio or large home office. Presently, it acts as both a guest cottage and studio. As none of the buildings are listed and due to its secluded location, there may well be potential (subject to the necessary planning consents) to extend the existing house further and adapt the property to the new owners' needs. The versatile nature of the buildings certainly provides various options, especially for buyers with equestrian interests.Surrounding the house and buildings are informal gardens with a tennis court, vegetable garden and orchard with a variety of English apple trees. To the north west of the house there is a the large paddock bordering the drive. Directions

From the M4 (Junction 15) take the A419 north to Cirencester. Leave the dual carriageway at Cirencester signposted to Stow-on-the Wold (A429) and Cirencester. Then at the roundabout take the B4425 towards Bibury and Burford passing through Barnsley. Just before entering Bibury take the left hand turning to Ablington and Winson. Continue on this lane into Winson and then head towards Coln Rogers. As you leave Winson having crossed the River Coln turn right after a sharp left hand bend to Calcot and proceed up the hill. At the top of the hill turn right onto a Green Lane and follow this until you find the entrance to Lampits Farm on your left via a set of gates.
From the M40 exit at Junction 8 onto the A40 towards Oxford. At the Oxford ring road turn right at the roundabout towards Cheltenham and continue on the A40 to Burford. After Burford turn left onto the B4425 to Bibury and Cirencester. Go through Bibury and at the top of the hill as you leave the village turn right to Ablington and Winson. Then follow directions as above.
