Description

Tremeere Manor is a charming and immaculately restored south facing Georgian Grade II Listed Cornish Manor House. The house has been sympathetically and meticulously restored over recent years and the stunning interior now complements the classical Georgian architecture that is foremost throughout the dwelling. Of particular attraction is the beautiful and symmetric red brick front façade, with its delightful double hung sash casement windows, prominent portico with Tuscan pillars, and entablature above, and the original lead hopper-head bearing the initials "KEC". Internal period features include Delabole slate and oak finished floors, wide corridors and handsome fireplaces in the main reception rooms and bedrooms. Rooms are light and airy with classic proportions and high ceilings. All the principal rooms take advantage of the south facing views across the descending terraced lawns, ha-ha and farmland and lake beyond.

The house is full of Georgian charm and character with ceiling rose, plaster cornices, and high skirting boards evident in all the reception rooms, hallway (with ancestral Humphrey Courtenay stone exposed), and stairs. Splendid fireplaces are found in the dining room and drawing room, and the west wall of the library provides bookshelves with storage cupboards below.

GARDENS AND GROUNDS
To the south of the house are beautiful terraced lawns that enjoy delightful southerly views across the surrounding farm land. Below the lawns is a ha-ha which separates the formal gardens from the land and lake beyond. One of the main features of the garden is a beautiful line of protected Lime
trees which run in a southerly direction towards the lake and provide a shelter belt from any south-westerly winds.

To the rear of the house, back doors open on to a small backyard leading to a boiler house/boot room, wood shed, garaging with rear garden and hardstanding beyond.

OUTBUILDINGS
To the north-east of the house is a workshop and high open-fronted shed measuring 40' x 15', which could be used as a large carport. Opposite this is a traditional barn of stone and block construction measuring 47' x 35', which also has access to the rear garden.

PLEASE NOTE:- The outbuildings and an area of approximately 7.4 acres of land, located to the west and south-west of the house, which are both stated in the formal hard copy sales brochure, are now offered for sale as a separate Lot. The land included is now approximately 9.8 acres rather than 17. Further land to the east is also available by negotiation.

Accommodation

All in all the accommodation is ideal for family living. In addition to the principal rooms, the older part of the house enjoys the benefit of a fully fitted farmhouse style kitchen with delightful bespoke fittings, 4 oven electric Aga cooker and attractive Delabole slate floor, study and utility room. From the rear hall, the secondary stairs lead to the first and second floors. The principal stairs are wide and light with further ornate plasterwork and rose above. On the first floor the principal bedrooms also enjoy a south facing aspect and, lead off the landing, comprising principal master bedroom with en suite shower room and 2 double bedrooms both with en suite facilities. Located off a side landing is a guest suite over the kitchen in cottage style with double bedroom and en suite bathroom. The rear stairs lead to the second floor where attic rooms have been tastefully converted to provide an additional suite of rooms which, if required, could be occupied separately from the principal house by family members, staff or even as a holiday let. This accommodation comprises two double bedrooms, family bathroom, and sitting room with galley kitchen.

Situation

Lanivet is a small village to the South West of Bodmin providing good local amenities with a thriving community. Local facilities include a primary school, two churches, an excellent general store, post office and pub. With the recent reorganisation of the A30 Goss Moor bypass, the village enjoys
easy access to the A30 which then remains largely dual carriageway all the way to Exeter where it joins the M5 to Bristol and A303 to London. To the North East lies the nearest large town of Bodmin providing a wide range of high street shops, out of town trading estates and supermarkets together
with a large tennis and leisure centre. The area around Bodmin provides some wonderful countryside worth exploring including the rugged windswept tors of Bodmin Moor with its many ancient monuments set through the soft river valleys. Many of these originate on the moor and are provided by the upper reaches and tributaries of the streams flowing into the River Fowey.

To the North West lies the town of Wadebridge that sits aside the upper tidal reaches of the River Camel. The labyrinth of surrounding country lanes provide easy access to the superb golden sandy beaches that provide excellent bathing and surfing opportunities on both sides of the estuary of this river. Beyond Wadebridge is the coastal resort of Rock and picturesque fishing village at Padstow. In the Glynn Valley is Bodmin Parkway station which is a short drive away and provides a direct link to London by train (approximate travel time 4½ hours). Newquay airport is to the south west providing daily shuttle flights to Gatwick whilst the south coast is within easy reach with the coastal town of Fowey providing excellent sailing opportunities.

HISTORY
Tremeere Manor, "anciently the property and residence of the family of that name" has a long and distinguished history. Called Tremer in the Doomsday Book (1068), it was one of the numerous
manors in the county given by William the Conqueror to his half brother, the Earl of Morton, with the Earldom of Cornwall. It was held, presumably in vassalage to the Earls, by the Tremeers until it
passed from that family in 1520, "either by kindred or purchase", into that of a branch of the Courtenays (Earls of Devon), who "had a beautiful seat at this place" for several generations. It is thought that Kelland Courtenay built the brick faced south facing front wing, his initials on an original ornate lead hopper-head dated 1739 still being in situ. The current vendors purchased the property in 2004 and have subsequently undertaken an extensive programme of restoration.

Directions

When travelling west on the A30, exit where signed Wadebridge and St Austell (and Eden Project). On leaving the A30 follow signs to Wadebridge and Lanivet (A389). Continue ¾ of a mile along the A389 into the village of Lanivet. On entering the village of Lanivet turn right before reaching the
shop and the Lanivet Inn. Continue along Church Road for 50 yards. Take the first left (before the church) and follow the lane called Tower Park for about a third of a mile and the property will be found on the right hand side of the road signed Tremeere Manor.
