The Bawk House Estate has at its centre a spectacular and opulent country house with a Mediterranean ambience, developed over recent years to provide luxurious family accommodation. The house was substantially refurbished and remodelled in 1989/1994 -1998, and later the northern entertaining wing, stable block and barn were added.
High quality materials have been used throughout the house including the use of Carrera marble flooring to the dining room, hall and stairs, with Travertine marble to the pool area, garden living room, barbecue room and most of the bathrooms. Bespoke woodwork abounds and is of a similar quality with ash panelling, walnut inlaid maple, walnut and cherry to much of fitted bedroom and bathroom furniture.
Bang & Olufsen audio visual installations provide separate systems to the ground and first floors levels, there is an i-light controllable lighting system and extremely good security systems with a number of cctv points and gated access drives.
Immediately surrounded by 80 acres of grassland, the house has benefited enormously from thoughtful amenity tree planting, landscaping and the creation of a small lake. The sale offers a rare opportunity to acquire such an impressive house within the privacy of its own manageable country estate, which can either be left for grazing or equestrian use. The price includes a further 40 acres, which is available as a separate lot if required.
A timber and glazed door leads through to the entrance porch with vaulted ceiling and arched floor-to-ceiling windows. The hall is decorated with trompe-l'oeil wall and ceiling finishes illustrating various scenes from the estate. This hall forms the principal access area to the rest of the house. Floors are finished in specially imported Carrera marble which is finished with brass inlay and contrasting black marble details.
The principal staircase is fabricated from matching Carrera marble and curves upwards to the galleried first floor landing. It sits within a spectacular double height bow window, giving magnificent view over the rear garden.
The delightful drawing room is panelled to full height in Ash, has an impressive inglenook fireplace with marble mantel surround and has a large bow window. This very pleasant room has a peaceful ambiance away from the main entertaining areas.
The dining / entertaining room is exceptional in both scale and quality, dominated by an enormous central Carrera marble dining table to seat 30 people and has plenty of space for entertaining areas around. The near end of the room opens onto the hallway and benefits from a "Minstrels Gallery" reached from the main staircase. A seating area beneath takes advantage of the garden views through the full length picture windows along the southern wall. There is an acoustic ceiling with recessed spotlights over the dining area. An open doorway leads into the superbly appointed bar area. At the far end of the room is a cloakroom.
The recently fitted cherry wood family kitchen has high quality contemporary Neff appliances, quartz granite surfaces with a stainless steel trim and a breakfasting island. The sitting room area lies adjacent to the kitchen with an arched opening to the informal dining area with matching cherry wood fitted furniture.
The magnificent Carrera marble staircase rises from the reception hall and leads onto an open gallery landing. Off this, overlooking the formal dining room is a further gallery area with access to the master bedroom suite. This has 2 large bay windows, walnut inlaid maple wardrobes, a spa bath with a matching surround, a dressing room with twin basins, a walk-in shower and separate WC and bidet. From here, an archway then leads through to the superbly appointed study with cherry wood cupboards and furniture.
The guest suite lies at the opposite end of the house and comprises a large double bedroom, a newly appointed en-suite bathroom with a wet room style shower, WC, bidet and twin wash basin, and overlooks the rear gardens.
Bedroom 2 has a large bow window, fitted shelving and cupboards, a separate dressing room and an en-suite bathroom with walnut furniture. Bedroom 3 has views over the front fields and the canal. This room also benefits from a newly appointed en-suite bathroom. Bedroom 5 comprises a large twin-bedded room with a bay window providing views to the canal and has fitted wardrobe cupboards and a newly appointed Travertine marble en-suite shower room with a walk in shower.
Very much part of the main living area, the magnificently designed and decorated pool room opens from the hall on the ground floor, with a large centrally placed rectangular swimming pool lined with mosaic tiles. The pool is fitted with a high pressure jet stream fitted at the deep end. There is an electrically operated pool cover, and the pool is surrounded by Travertine marble extending in to the garden living room and the barbecue room. An i-light panel allows for instantly changing the lighting effects to the pool area with preset configuration to suit the mood. A purpose built sprung wooden floor has been made to cover the pool itself which converts the room into a dance floor or ballroom/function room. Adjacent to the pool room, the garden living room offers 180 degree views of the splendid rear gardens and tennis court through 4 sets of triple sliding panels and a superb, contemporary fireplace.
A sliding door off the pool area leads to an indoor barbeque room with a Travertine marble floor and stone fireplace housing a gas fired coal effect fire. The barbecue recess has a fan assisted chimney and a French door opens to the alfresco dining area.
A concealed door from the pool area provides access to an inner hall off which is a newly appointed changing room with walnut furniture, Travertine tiling, a shower, wash basin, WC and bidet, and a separate cloakroom has a wash basin and WC. The plant room for the house and swimming pool has 3 boilers and separate water heating boilers. The catering kitchen/laundry lies beyond the inner hall, is attractively appointed with painted finish traditional cupboards with a 4-oven electric Aga, gas hob, sink and plentiful natural wood surfaces. From here, a rear door opens onto the garden and dining terrace.
The rear hall has a cherry wood staircase leading up to the entertaining suite and an internal door to four of the six garages. It also leads into a suite of rooms currently used as a gym with a separate external entrance and provides many options for offices, staff quarters or a dependent suite. Stairs lead up to the first floor entertaining suite with a vaulted ceiling includes a snooker room with a bespoke bar with a glass washer, ice maker, wine fridge and feature lighting. The snooker room opens to an amazing entertaining room with an impressive fireplace and a door off to the second staircase which leads down to the hall off the catering kitchen.
