Description

It is believed that there has been a settlement at this site since at least the Iron Age, but the existing Manor House dates back to the 16th century. The house has undergone various alterations and extensions in its lifetime, the most recent by the Cavendish family who purchased it in 1909.

Accommodation

The house is built of dressed Chilmark stone under a tiled and in part flagstone roof. Internally the property offers open and well proportioned ground floor accommodation with fantastic ceiling heights and large windows making it ideal for both entertaining and family living. The symmetrical nature of the house allows for double and triple aspect rooms, which is most notable in the dining and drawing rooms. The house provides flexible living over three floors and has extensive cellars. Of particular note is the entrance hall which boasts many traditional features with a beautiful flag stone floor and door leading out onto the west terrace and garden. The house does require a degree of refurbishment and modernisation, thus offering the purchaser a wonderful opportunity to bring new life back into this historic Manor. On the first floor there is a substantial master bedroom with dressing room and bathroom, five further bedrooms and three further bathrooms. The second floor offers 3 further bedrooms as well as a secondary kitchen and extensive attic storage with potential to convert to 3 further bedrooms or bathrooms.
GARDENS AND GROUNDS
Almost all of the gardens lie on the south and western sides of the house, with far reaching views across the valley. The garden is well matured and of a manageable size and includes a walled garden that encloses the swimming pool. There is an abundance of flower beds and borders flanked by a number of mature trees. Beyond the garden is a fenced paddock which contains the foundation layout of the old Iron Age settlement, and was also the site of an old tennis court but is currently used for the grazing of sheep. Further land lies to the north west and south side of the house. There is extensive woodland within the grounds containing a variety of species, most impressively the mature oak trees and rhododendron bushes.
OUTBUILDINGS
Adjacent to the house are a number of outbuildings dating back to the early 20th century that include a secure garage for 3 cars, open garaging for a further 4 cars, garden sheds, greenhouse, stabling for 5 horses, tack room, outside lavatory and a pump house.

Situation

This beautiful 16th century Grade II Listed Manor House sits in an elevated position just outside of the quintessential Wiltshire village of Swallowcliffe. Swallowcliffe is a small historic village lying 13 miles west of the famous Cathedral city of Salisbury and 9 miles east of the Anglo Saxon town of Shaftesbury. The house is well placed for access to the A30 and about 6.5 miles from the A303 providing a direct east/west route linking with the M3 to London. There are a number of exceptional recreational facilities in the area including racing at Salisbury and Wincanton, golf at Port Regis and Rushmore and the theatre (The Salisbury Playhouse) in Salisbury. Shopping facilities can be found in Tisbury, Shaftesbury and Salisbury. Swallowcliffe is designated in an Area of Outstanding Natural Beauty, and provides extensive walking and riding, as well as some of the world's best chalk stream fishing, most notably on the River Nadder. There is also flying at Compton Abbas and at The Old Sarum flying school in Salisbury. There are many renowned pheasant and partridge shoots within close proximity and hunting is with the South and West Wilts and Wilton packs.

Directions

From London leave the M25 at Junction 12 and take the M3 towards Southampton. At Junction 8, exit onto the A303 towards Andover/ Salisbury. Take the A360 south towards Salisbury then turn right towards Wilton. Continue straight onto the A30 (Minster St) and continue forward onto A30 (Shaftesbury Rd). After 8 miles turn right towards Swallowcliffe and the Manor is on your right on entering the village.
