The house, which is thought to date from the 1830s, is a magnificent example of Georgian architecture, benefiting from all the grace and elegance associated with properties of this era. NETHERWOOD LODGE

Situated at the entrance to Netherwood House is a two bedroom gate lodge. This has a sitting room, kitchen, pantry, two bedrooms and a bathroom as well as a small garden. It has mains water and electricity and private drainage to a septic tank.


GARDENS AND GROUNDS

Netherwood House is approached from the B725 through impressive gates from where a tarmac drive winds up towards the front and side of the house. To the front of the house there are terraced lawns which are shaded by superb mature trees including copper beeches, cherries, hollies, maples and rowans. A sandstone wall, with steps, separates the upper and lower tiers of the terraced lawn. The drive is lined with rhododendrons, giving wonderful colour in the spring.

The principal garden lies to the back of the house. Directly behind the house there is a tiered sandstone terrace, planted with a variety of shrubs and plants. From here, there is access to a large lawn bounded on the south and east by a beech hedge and with a magnificent rose bed and herbaceous border Archways lead through the beech hedge to an orchard, with a number of fruit trees. To the north of the central lawn is a productive vegetable garden, with wonderful trellised clematis and roses adjacent, as well as a magnificent rhododendron.

Situation

Netherwood House is situated 1½ miles to the south of Dumfries, the largest conurbation of Dumfries and Galloway. Dumfriesshire is a genuinely rural area of Scotland, combining excellent grass farmland with stunning coastlines and forests. There are plenty of opportunities for outdoor activities in the area including shooting, hill walking, as well as fishing on the Rivers Dee, Nith, and Annan. Some of Scotland's most famous gardens are nearby and the coastline offers great opportunities for sailing and sea fishing from towns such as Kippford and Kirkcudbright.

The town of Dumfries has three golf courses, a hospital and a Morrisons supermarket. There is a railway station in Dumfries with services to Glasgow, Edinburgh and south to Carlisle, where connections can be made for the rest of England. There are excellent primary schools in the town, and Dumfries Academy is a well regarded secondary school Higher education is available at the Crichton University campus.

The A74(M), the main route from north west England to Scotland, lies to the east of Dumfries and provides a motorway connection both north to Glasgow and south, via the M6, to Carlisle, Penrith and central and southern England. Glasgow and its airport are about 77 miles to the north with Edinburgh being 79 miles to the north east via the A701.

Directions

From Dumfries, follow directions for The Crichton Royal and the B725. Having passed The Crichton Royal on the left, continue south on the A725 and after approximately one mile the white gates and gate lodge to Netherwood House will be seen on the left.
